The
company's investment philosophy emphasizes:
* The identification
and management of the risk and reward factors for each investment;
* The
leveraging of cash flow and investment gains through the prudent use
of mortgage
financing;
* The
discipline to delay the execution of transactions until terms have been
optimized;
and
* The
commitment to hold properties for additional appreciation over the long
term.
In order
to reduce the risks to investors, a separate partnership or limited
liability company is established for each property, with investors acquiring
ownership though a preferred senior interest. Property investments are
financed with a combination of mortgage and equity capital. Since any
loan guarantees required by lenders are provided by Boynton
Company principals, the financial liability of investors is limited to cash
invested. Investors are provided with quarterly property status reports
and annual K-1 statements for filing with state and federal tax returns.
